Who I am

My name is André Rodrigo Pereira Neves — or just André Neves. I am Brazilian, Christian, and father to Duda and Chico. I speak Portuguese and English, and I live in Clermont.

My brand is called Seven Homes, and the origin is simple: Neves spelled backwards. I am a Realtor® and part of the brokerage WRA — Business & Real Estate.

What I believe

A real estate transaction is much more than the price of the property.

It is a process. Location, timing, opportunity, cash flow, taxes and fees, financing and what it costs — all of it has to be controlled and orchestrated.

The price is the number on the listing. The result of the deal is the sum of everything else.

What my work is

Putting the numbers on the table clearly, and explaining how a real estate transaction works in Florida, from beginning to end.

My client understands the whole process: which stage they are in, what happens at each one, and what comes next. That way there are no surprises along the way.

How I built my career

Technology

Before I came to the United States in 2017, my career was built on technology. I am a systems analyst with a postgraduate degree in Industrial Management from USP/Fundação Vanzolini. I worked on projects for Brazilian, American and European companies. In Angola, I founded a technology consultancy, and we delivered major projects for Sonangol, BP — British Petroleum, Total Fina Elf, the National Bank of Angola and the largest automotive dealership group in the country. That is where I learned to manage people and processes, to understand the cost of a service, to administer contracts, and to control the cash flow of a company with nearly 100 expatriates.

Operations

I started working at 14, as an office boy, at a German chemical company, in its textile division. The company was acquired by a large American textile group, and that is where I held three roles I still use today.

In controlling, I learned to read a business through its numbers: cost structure, margin, budget versus actual, cash projection, and the weight of taxes on the result.

In logistics management, I handled inventory, delivery times and freight cost.

In sales, I learned to negotiate price, terms and contract — from both sides of the table.

Construction

As soon as I arrived in Florida, I worked as a construction developer: new construction for sale and for rent, and remodels. I made good deals, and some not so good. I learned with my own money how to negotiate with contractors and how to negotiate home upgrades. I have hired (and had to replace) real estate agents. I have watched a budget blow up. I learned in practice how this market works.
